With the construction drawings finalized, your permit in hand and BRICS team in tow, the physical construction process can begin. The timeline for this phase can range anywhere from a few weeks to several months, depending on scope.


Once construction is complete, the furniture, fixtures and equipment (typically referred to as FF&E) will be installed before you move in.

Tenant Build Out Services

In the world of real estate, there is a type of commercial construction known as the tenant build-out, or leasehold improvement. These refer to customizing commercial interiors to suit occupant needs. Retail stores, offices, and warehouses are among the commercial buildings that often receive this service. 

A tenant build-out begins with a designer creating a preliminary space plan that is usually attached to the tenant’s lease agreement. This plan calculates the square footage necessary for the project’s success and accounts for Building Owners and Managers Association (BOMA) standards to avoid zoning and other commercial construction issues. 

Both the tenant and the building owner sign the lease agreement when the preliminary space plan is approved. That plan provides the foundation for the project’s blueprints, which typically include demolition, new construction, mechanical, and elevation guidelines and processes. 

Tenant build-outs are structured either as turnkey or stated dollar amount projects. The landlord covers all construction costs for turnkey build-outs as part of the rental agreement, while stated dollar amounts require the landlord to set a flat rate the tenant can use towards improvements. Commercial construction services vary depending on the project type and the building’s current state. They may include removal of existing walls, new paint, flooring, electrical work, and plumbing, as well as HVAC installation and ceiling changes.
